Terra Living Partners was founded with the belief that access to affordable housing is a human right.

With a team that brings deep public and private community development and housing finance experience, we bring innovative financial structures to projects that allow renters to afford housing in communities of their choice. Terra Living Partners utilizes its access to attractive private capital to partner with communities, non-profits, and the public sector to acquire, preserve, and optimize attainable housing, often from existing housing stock.

We acquire and preserve subsidized and market rate housing nationwide – generating attractive risk adjusted returns for our socially conscious private investors while delivering exceptional housing value to renters and their communities.

Our Focus

  • Acquire

    Terra Living Partners acquires subsidized and naturally occurring affordable housing assets across the multifamily spectrum in markets with a shortage of housing and strong demand fundamentals. We then work with local, state, and federal public partners in innovative ways to create additional affordability for renters at various income levels.

  • Develop

    Terra Living Partners preserves and creates continued affordability by repositioning and redeveloping expiring-use or under-invested affordable housing inventory. We also selectively develop new ground-up attainable housing preferably via public-private partnerships and when market conditions are supportive.

  • Optimize

    Terra Living Partners provides intense asset management services throughout the life-cycle of a project to ensure optimal value is created for renters, investors, and community partners. We also offer third-party asset management services to strategic clients with legacy deed-restricted affordable housing portfolios in need of active, hands-on attention.

Michael Alperin

President and Co-Founder

As Founder and President of Terra Living Partners, Michael oversees the company's strategic direction through acquisitions, financing, and investor relations. In his career, Michael has acquired, developed, or preserved 7,731 units of affordable housing across 72 properties nationally using various public/private financial structures. He has also led the M&A transactions of affordable housing platforms and operating businesses.

For the past half decade Michael served as the Executive Director of the Brookline Housing Authority where he led an organization that owns/manages housing for over 3500 units and vouchers. While at the Brookline Housing Authority, Michael and his team undertook over $320M in redevelopment or new construction. Prior to the Brookline Housing Authority, Michael worked at Beacon Communities where he led the Acquisitions Department - working on over $750M in real estate transactions nationwide. Michael graduated with dual MBA and MPP degrees from the Massachusetts Institute of Technology (MIT) and Harvard University and a BS from Northwestern University. He lives in the Boston area with his wife and two kids.
